Your roof protects the things that make your house a home: family, heirlooms, photos, and memories. An aging roof can allow water into your home, leaving yourself, your family, and your belongings exposed and susceptible to damage, mold, and mildew. An aging or damaged roof can also significantly devalue your home, making it difficult to sell. Of course, routine roof maintenance and repairs are essential to keep your roof in tip-top shape, but it’s important to know when it’s time for a full roof replacement. We’ve outlined the factors that impact your roof’s life expectancy, and how to know when it’s time to replace your roof. What is the Average Lifespan of a Roof? The lifespan of your roof depends on several factors, including the material, workmanship, maintenance, repairs, and weather conditions. If your roof was not installed properly or has been neglected over the years, it will likely not last as long as a high-quality, well-maintained roof no matter what material it’s made of. Unfortunately for homeowners in Colorado Springs, harsh weather can also limit the lifespan of your roof as heavy rain, snow, and hail can cause untimely damage. If you own a home in Colorado Springs, it’s important to have a roof that can withstand rain, snow, low humidity, and hail. The type of roof you have is one of the most significant factors in determining how long it will last. For example, asphalt shingle roofs last between 10 and 20 years while slate and tile roofs can last more than 50 years. Best Types of Roofs for Colorado SpringsThere are several types of roofs that fare well in the Springs. However, you’ll want to consider the durability, cost, and average lifespan of each before deciding what’s best for you. Asphalt shingles typically last between 10 and 20 years. They are waterproof and durable in various weather conditions, and come in a broad selection of colors to match your home. Asphalt shingles can be prone to leaking and will need to be maintained or replaced over time. Metal roofs can last upwards of 50 years and are durable through all types of extreme weather. They are energy-efficient and recyclable, but typically cost more to install. Be aware that metal roofs can be scored by Colorado’s infamous hail storms and can be susceptible to rust if not treated over time. Slate shingles are often chosen for their beautiful design and flexibility, with a wide variety of shapes, textures, and colors to choose from. A slate roof can last more than 75 years, but the initial installation is more expensive than other options. Slate shingles are heavy, so they are not right for all houses and foundations. Tile shingles are extremely durable. They are fireproof, able to withstand extreme hot and cold temperatures, and immune to most weather damage including hail. A tile roof can last more than 50 years. Installation is more costly, however the long-term maintenance is relatively low. Signs It’s Time to Replace Your RoofThe average lifespan of your roof material can be a good indicator of when it’s time to replace your roof. However, lifespans can vary based on weather conditions, maintenance, and other factors. Here are a few tell-tale signs your roof may need to be replaced.
If you notice any of these indicators, it may be time to replace your roof. At MD Roofing, we provide free roof inspections. One of our dedicated team members will assess any wear and tear or damage to your roof, and make recommendations for minor repairs or a full replacement. I didn't know how an area's weather conditions could affect a roof's lifespan that much! Last week, I helped my parents move some boxes to their attic and noticed some weird moisture signs on them! After doing some research, I believe my parent's roof is about to turn into a major issue, so I'll be sure to talk to them about replacing it! Thank you for the advice on damaged roofs and their warning signs!

As soon as you find issues. Single issue might just need mending, but if multiple ones appear, that means your roof has been damaged and needs replacement.

As often as it is needed. Most people do it frequently than needed and some does it less, depending on the shelf life of the roof.

Thanks for helping me understand that the lifespan of a roof would depend on various factors such as the material, workmanship, maintenance, repairs, and weather conditions. I should probably just hire roof replacement contractors to check on our property. We just think that we might need it soon, since I inherited this place from my grandparents which means that this is an old property.

Thanks for helping me understand that the material, workmanship, maintenance, repairs, and weather conditions will have an effect on the lifespan of the roof. I guess the main reason why we need a new roof installation now is because of the age of the property which is even older than me. This house has been erected before I was born, since I inherited this from my parents last year.

Thanks for mentioning how asphalt shingle roofs last from 10-20 years. One of my close friends and her husband moved into an older house back in November. The roof of the house is around 15 years old and starting to sag, so I'll recommend that they get it professionally replaced this winter.

The lifespan of your roof depends on several factors, including the material, workmanship, maintenance, repairs, and weather conditions. The average lifespan of a roof material can be a good indicator of when it's time to replace your roof, but signs such as water damage, leaks, or discoloration on your ceiling, or a humid attic may also suggest it's time for a replacement.
